Headlines about the housing market often feel loud and contradictory. One report says prices are soaring, another says buyers have more power. The truth is that real estate is local, and the best way to understand it is to read a few key measures correctly. This guide explains how to interpret Orange County housing market trends, including local inventory and days on market, so you can make decisions with confidence. I do not quote specific figures here, because they change month to month; instead, I will show you what to look for.
Days on Market: A Pulse Check
Days on market, often shortened to DOM, counts how long a home has been listed before it goes under contract. It tells you how quickly buyers are responding.
- Shorter DOM generally signals strong demand or attractive pricing.
- Longer DOM can signal overpricing, condition issues, or a slower buying season.
- Median versus average: a few very long listings can skew an average, so ask for the median.
Keep in mind that DOM can be defined slightly differently across data sources, and agents may relist homes. Ask how the number was calculated before relying on it.
Inventory and Absorption Rate
Local inventory is the number of homes actively for sale. By itself it does not say much. The useful measure is the absorption rate, which compares how fast homes sell to how many are available.
- Count the homes that went under contract during a recent period, such as a month.
- Count the active listings at the same time.
- Divide active listings by monthly sales to estimate months of supply.
For illustration only: if 100 homes were available and 25 sold each month, that would be about four months of supply. Many analysts consider roughly six months to be a balanced market, with fewer months favoring sellers and more favoring buyers. This is a rule of thumb, not a guarantee, and it varies by price band and property type.
List Price Trends and Price Reductions
Watch the relationship between list prices and what homes actually sell for. If many listings are reducing prices, sellers may be adjusting to buyer expectations. If homes regularly sell at or above list, competition may be higher. Also compare sold prices rather than asking prices when you evaluate value, since the sold price reflects what a buyer truly paid.

Countywide numbers blend very different neighborhoods. A condo near a busy corridor, a single-family home on a quiet cul-de-sac, and a larger lot in Fountain Valley or Huntington Beach can each behave differently.
