Step-by-Step Guide to Getting Mortgage Pre-Approved

By Nina Tien · California DRE #01420365

Planning to make offers soon? Use this mortgage pre approval checklist for CA buyers to gather documents and move through underwriting faster.

If you plan to make offers within the next 30 to 60 days, getting preapproved for a home loan should be one of your first steps. A pre-approval shows sellers you are serious and tells you what price range is realistic. This mortgage pre approval checklist for CA buyers walks through the process so you can move quickly and confidently.

Step 1: Choose a Trusted Loan Officer

I am a real estate broker, not a lender, so your loan officer is a key partner. Consider speaking with more than one lender to compare loan options, communication style, and costs. Ask about timelines, rate lock policies, and how they handle problems that arise during underwriting. I am happy to introduce you to loan officers I trust, and you are always free to choose your own.

Step 2: Gather Your Documents

Underwriters verify income, assets, and credit. Having documents ready can shorten the process. Requirements vary by lender and loan type, but commonly include:

  • Recent pay stubs and W-2s
  • Federal tax returns, often for the past two years
  • Recent bank and investment statements
  • Government-issued photo ID
  • Documentation for other income, such as bonuses or rental income
  • Explanation letters for large deposits or gaps in employment

Self-employed buyers are usually asked for additional records, such as business returns and profit and loss statements. Ask your loan officer for a personalized list.

Step 3: Review Credit and Debts

Your lender will review your credit report and your debt-to-income ratio. Avoid opening new credit accounts, financing a car, or making large unexplained transfers while you are in the process. Even small changes can affect approval. If your credit needs work, start early.

Step 4: Submit Your Application and Respond Fast

After you apply, the lender reviews your file and may request additional information. Quick replies keep things moving. Keep copies of everything you submit and keep your funds in the same accounts the lender reviewed, so the paper trail stays clean.

Step 5: Receive Your Letter and Understand Its Limits

A pre-approval letter states an estimated loan amount, based on the information reviewed. It is typically not a final loan commitment. The loan still must go through appraisal, title review, and final underwriting. Letters often have expiration dates, so ask when yours ends. Also decide on a budget you are comfortable with, which may differ from the maximum a lender will approve. Consider property taxes, insurance, HOA dues, and maintenance in your monthly plan.

Step 6: Stay Consistent Until Closing

Do not change jobs, move money unexpectedly, or take on new debt before the loan closes without speaking to your loan officer first. Lenders often verify employment and accounts again near closing.

Common Pre-Approval Pitfalls. Several mistakes can slow or derail a file. Buyers sometimes forget to disclose a second job or side income, or move money between accounts without keeping records. Others co-sign a loan for a relative, not realizing it can affect their debt ratio. Some assume a quick online estimate is the same as a full approval. Be open with your loan officer, keep documents organized in one folder, and ask questions early. Most delays are avoidable, and a calm, prepared buyer can negotiate from a position of strength.

Ready to Begin?

Being prepared is a form of protection. A complete file helps you act with confidence when the right home appears, and helps me advise you on realistic neighborhoods and prices across Little Saigon, Westminster, Garden Grove, Fountain Valley, Huntington Beach, and Midway City. I can guide you in English or Vietnamese.
