Credit Score Requirements for Home Loan Approval

By Nina Tien · California DRE #01420365

Worried about credit history? Compare typical minimum credit score home loan CA standards for conventional, FHA, and VA loans, and what to ask lenders.

Many buyers assume that a past credit mistake closes the door on homeownership. In reality, credit requirements differ by loan type, lender, and the rest of your financial picture. This overview of the minimum credit score for a home loan in CA compares conventional, FHA, and VA options so you can have more informed conversations with lenders.

Important: Minimums Are Not Guarantees

Programs publish guidelines, but individual lenders may add their own requirements, sometimes called overlays. A score that meets a general guideline may still not result in approval, because lenders also consider income, assets, debt-to-income ratio, employment history, and the property. Credit requirements change, so verify current terms with a licensed loan officer. I am a real estate broker, not a lender.

Conventional Loans

Conventional loans are not backed by a government agency. They often work well for buyers with stronger credit, and a conventional loan typically has a minimum score in the mid-600s range at many lenders. Higher scores may qualify for better pricing and lower mortgage insurance costs when the down payment is under 20 percent. Credit requirements for conventional financing are generally stricter than those for FHA.

FHA Loans

FHA loans are insured by the Federal Housing Administration and are designed to be flexible for buyers with lower down payments or limited credit history. Guidelines have typically allowed lower credit scores than conventional loans, with a smaller down payment available at higher scores. FHA loans include mortgage insurance premiums, so ask for a full cost comparison, not just the minimum score.

VA Loans

VA loans are for eligible veterans, service members, and certain surviving spouses. The VA itself does not set a single minimum credit score; individual lenders typically do. VA loans may offer no down payment for eligible borrowers and generally do not require monthly mortgage insurance, although a funding fee may apply unless exempt. Confirm your Certificate of Eligibility and costs with a VA-experienced lender.

What Else Lenders Review

Beyond your score, expect questions about:

  1. Recent late payments, collections, or judgments
  2. Bankruptcy or foreclosure history and how long ago it occurred
  3. Debt-to-income ratio
  4. Savings for down payment and reserves
  5. Stability of income

Waiting periods after major credit events vary by program, so ask each lender for details.

Next Steps If Your Score Is Low

  • Review your credit reports for errors
  • Pay down revolving balances and keep payments on time
  • Avoid new debt before applying
  • Ask a loan officer for a pre-approval review and a written action plan
  • Consider speaking with a HUD-approved housing counselor

Many buyers are closer than they think, and others simply need a few months of preparation. Either way, knowing your starting point is empowering.

Rebuilding After Setbacks. If you have experienced hardship, such as a medical bill, job loss, or divorce, lenders often want to understand the circumstances and see evidence of recovery. Documentation and a clear timeline can help. Rebuilding may involve on-time payments, reduced balances, and patience. Some buyers explore adding a qualified co-borrower, though that carries responsibilities for everyone on the loan. A loan officer can explain what applies to your situation. Progress counts, and many homeowners began with a score they were not proud of.
